    Buyer's or Seller's Market - Saginaw compared to Fort Worth

    Everyone has an opinion about what's happening in the local real estate market but if you're selling your house you want to know how to set the best price for your home and the best way you can do that is to hire an experienced realtor that knows the market really well and who can show you the statistics for your particular neighborhood. This blog post is obviously not going to drill down to your particular neighborhood since I can only generalize about a broader area and one that is relative to the majority of people that might read the article. However, we can gain some great insight and perspective into an area or city and compare it to a larger area or city. In this case I'll use Saginaw Texas and compare to Fort Worth.     Trend Shows continued decrease in Home Inventories in the DFW Area!

    New Listings on the Market (Year to Date) in the
    Top 10 Zip Codes in the DFW Metroplex

    From January 1, 2018 to May 8, 2018, this chart shows the top 10 zip codes in the DFW Metroplex in terms of listings that came on the market during that period expressed in zip codes. Zip code 75070 is located in McKinney Texas ranking in at the TOP of the Top 10 with 1749 new listings. At the bottom of our TOP 10 is Prosper Texas with 795 new listings. The 76179 Eagle Mountain Lake/Saginaw area ranks in at 942 new listings, just above Prosper Texas. Last year (2017) for the same time period 12240 listings entered the market vs 10,619 for this year. The Burleson area (76028) was the bottom of the Top 10 with Prosper coming in at 9th place. Zip code 76179 maintained 8th place year over year for the same time period. Mckinney has maintained 1st place year over year.

    Median Home Price for Tarrant County April 2018

    What is your home worth today?

    Today is May 2, 2018 and its time to look back and see the Tarrant County Market Trends over the last three years and month over month between April 2017 and April 2018. Looking at our graphed trend below, we can see the median price for all homes in Tarrant county:

    TARRANT COUNTY MEDIAN HOME PRICE:


    Jan 2015 to April 2018 - Rose from $162,750 to $235,000 / Median Market Value Increase during 3 year 4 month period - $72,750/ $1806 per Month 
    April 2017 to April 2018 - Rose from $219,000 to $235,000 / Median Market Value Increase during this 12 month period - $16,000 /$1330 per Month  

    Two noteworthy things that stand out to me:



    The Tarrant County Housing market is continuing on a long term trend with a steady increase
    The rate at which prices are rising in the Tarrant County housing market has slowed some but it remains an overall robust market.

    Are You a Tired and Worn out Buyer?

    FORT WORTH HOUSING MARKET IS CHALLENGING TO BUYERS!

    Here is the subject of today's blog...tired and worn out buyers! Why are they tired and worn out you might ask? This morning I sat down with my team of buyer agents in our conference room and the discussion was about buyers that are qualified and eager to buy, but they have yet to bid successfully on the home(s) that they wanted. After several unsuccessful attempts, some of them get discouraged and stop looking altogether. The problem is real. We represent a lot of sellers and in various price ranges and we discovered within a short period of time that  buyer competition is stiff below $250K in Fort Worth. Now, this is an absolutely fabulous situation to be in if your a seller, unless you're a seller that is also going to be a buyer. Seller's are have been, and are now experiencing phenomenal appreciation in value.
